Where can I get an ORIA sticker for my vehicles? ORIA has vehicle stickers available at no cost to landowners. Contact the Neighborhood Watch & Security Chairperson for a sticker for each vehicle.
Are there dates when ATVs aren’t allowed on our roads? The Deed Restrictions state that those type vehicles are not allowed on our roads between October 1 and January 15 of each year.
What size does the culvert at my driveway need to be? The Deed Restrictions for your Section of Oakridge Ranch determines that. It is 18-inch minimum in most cases.
Can the Deed Restrictions be modified? The Deed Restrictions are binding for a period of 25 years from the date recorded with the Colorado Clerk of Colorado County, Texas.
How many votes are allowed per family? One vote can be cast per tract, whether there be one or more owners.
When are annual assessment fees due? The annual assessment fee is due June 1 of each year.
Will the assessment fee increase each year? The assessment fee may increase up to 10% each year. Majority approval of the Association members is required for a higher increase.
What happens if I don’t pay the assessment fee on time? 18% interest will be applied to your fee from the due date per year until paid and attorney collection fees will be applied to your fee.
Do I have to get approval from the Architectural Committee to build a barn? It is recommended to do so.  Building lines must be adhered to for any building location.
Do I have to get approval from the Architectural Committee to build a site-built home? Yes.

What should I do if I forget my gate code? The keypad allows 3 tries, then shuts down for a few minutes.
How do I change my gate code? Contact the Neighborhood Watch & Security Committee chairperson.
Is a remote transmitter required to open the gates? A keypad is installed for access. Remotes can be purchased and programmed for access. Vehicle remote systems may be programmed for access.
How do service providers enter through the gates? Emergency services and UPS, FedEx, Utility Co’s, Propane, etc. will be notified of the contractor code for access.  You will need to provide that access code for other contractors and guests that need to come to your property.
How can I purchase a remote clicker for gate entry? You may send $21.65 ($20 plus tax) per remote clicker, payable to ORIA.  Mail payment to the ORIA postal address at 1904 Oakridge Road, Weimar, TX, 78962..
