Anyone planning to build a home must comply with the Deed Restrictions, which include obtaining approval of the final plans and specifications before construction starts. The information provided here and in the Deed Restrictions section of this web site is intended to assist property owners who plan to build a site built home on their tract at Oakridge Ranch. The requirements for placement of mobile homes, motor homes, cabins, campers, or tents are stated in the Deed Restrictions.
These are important reminders of requirements stated in most of the Deed Restrictions. These reminders may apply to your section.
- Tracts in Oakridge Ranch are limited to single family residential use.
- Buildings shall be located not less than 200 feet from the front property line. (Section 1 has a 50-ft requirement.)
- Buildings shall be constructed of new materials.
- Site built homes shall have a minimum of 1200 square feet of climate controlled area. (Section 1 has no stated requirement.)
- The exterior of a site built home must be completed within one year from the date construction begins. (Section 1 has no stated requirement.)
- Driveways are to be constructed of all weather materials over a minimum 18-inch culvert in the road ditch
Once the plans and specifications are finalized with your builder, contact a member of the Architectural Control Committee and submit a copy of the plans and specifications to the Committee for their review and for Board approval.
The Committee has up to 30 days to send the approval or rejection of plans and specifications. Upon receipt of a letter approving the plans and specifications, the building project may proceed. If the plans and specifications are not in accordance with the Deed Restrictions, they will be rejected in writing with an explanation why they were rejected. The project may not proceed if the plans and specifications are rejected by the Board.
